This commercial roof estimating software spreadsheet template is powerful yet very easy to use. 

Designed by a former roofing contractor in the Midwest US and will save you dozens of hours of time in attempting to build your own!

There are multiple pages, one for EPDM, TPO, SBS Modified, Metal Roofing & one for Shingles. There is also a Setup page and a Data Tables page. As you are building your estimate you simply fill in the appropriate quantities on the Setup page, things like Squares of roof, insulation (up to 3 layers), whether or not you need fasteners & plates and if so how many squares plus adhesive. Here you can also enter the linear foot of up to three types of base or wall termination flashing and the appropriate height. You will also enter the quantities of other required items ranging from pipe boots to pitch pans and gutter detail. When you have a metal trim item such as gutter, counter flashing or coping, you will also enter the required stretch out of material, in inches.

Once your project takeoff information is plugged into the Project Setup page, then the quantities are automatically transferred into each product page. To complete your TPO estimate for example, simply click the TPO page and you will see the appropriate takeoff data is pulled into the page where required. You then simply insert the pricing and add any additional items you will need. Labor hours are figured by item or by the unit of measure (SQ/LF, etc) and all costs and a per square breakdown for labor and material is shown at the top of each page. When there are multiple options for a product, you can use a drop down to select the appropirate product from a drop down list. You can also customize the contents of the drop down list.
